No, we own and manage all our properties and do not represent other landlords. So, what difference does that make to you? We are available for you outside of office hours within reason and we do not levy call out charges for items such as locking yourself out of your room unless you do it repeatedly.
Most students start looking from the end of the Christmas term. The earlier you book the more likely you are to secure the room of your choice. If you have a preference regarding location, price, type of room etc then you will have more selection the earlier you start your search.
Complete the application form and pay the £100 reservation fee which forms part of your rent payments. We will then prepare the tenancy and guarantee for signature. We aim to complete this process in two weeks and will hold the property for two weeks from completion of the application and payment of the initial £100. During August, when there is high demand, we normally complete the paperwork immediately once you have decided you wish to take the property.
All of our properties have free broadband. Every room has a socket which is wired directly to the incoming internet so you have a reliable supply.
Yes. If you are sharing a flat you may have a joint licence. If you are in a self contained studio you will need your own licence. If you are unsure you should consult www.TVlicensing.co.uk.
In most properties there is limited on road parking. The closer you are to the main campus the greater the demand on parking spaces. In some accommodation there is bike and surf board storage available.
No, as the tenancy is for the full duration. However, if you speak to us we will try to re-let the room, although this is not easy part way through the year. If you know someone who wants your room please advise us. We will do our best to assist so please speak to us.
Most students have limited income so the guarantor is there to ensure that any financial obligations are met. Most students use their parents to act as guarantor. The person offering the guarantee does need to be resident in the UK.
We collect rents termly and the payment dates are set around the student loan dates to assist with your cashflow. The payments should be transferred electronically and we recommend that you set up a standing order.
Multiply the weekly rent by 52 weeks and divide by 12 months.
E.g. £75/week x 52 weeks /12 months = £325/month

Most properties have communal items such as microwaves, vacuums, toasters, kettle, iron and ironing board. Personal items such as crockery, pans, towels and quilts should be provided by the tenants. Please refer to each individual property for the specific items provided.
Our student properties do not take deposits. The law requires that all deposits are registered with a third party deposit scheme so that if there is a dispute between the landlord and the tenant at the end of the tenancy, the unbiased scheme can act as arbitrator between both parties.
